Residential sales and valuations, from one agent.
I handle pricing, preparation, marketing and negotiation myself, for homes in Kingston and the surrounding townships.
Book a valuationSelling
A pricing recommendation, a marketing plan and my support through offers and closing.
Buying
Search, viewings and offer support, all from the same person you start with.
Valuations
A written figure from me, whether or not you list.
How I set an asking price.
I set out the comparable sales behind my recommendation and explain how condition, location and time on the market affect the asking price. The plan is agreed with you before I list the property.
What you get before you list
A written valuation
Comparable sales for your street and the range I'd expect an offer to fall within.
A preparation list
The jobs worth doing before I take photographs, and the ones that are not.
A marketing plan with dates
Dates for the photographs, the listing going live, the first viewings and a review of the response.
From the first conversation onward.
Walk the house together
A first visit to discuss the property, your timing and the likely market range, with me. There is no charge for this visit.
Agree the price and the plan
The asking price, the launch date and the viewing arrangements are settled between us before I list the property.
Negotiate and see it through
Offers are presented with the buyer's position explained, and I stay involved until closing.
